Finding the right office space is key to your organization’s success. An office that is a good fit for your needs and goals keeps employees happy and productive, and inspires confidence and loyalty among clients. When searching for a new office, make sure it possesses these five must-have qualities.

Where to set up shop may be the most important decision you make for your business. Many different factors should figure into your choice, including: convenience, price, safety, and accessibility. What location would simplify your employees’ commutes? What has nearby amenities, such as parking, restaurants, drugstores, and banks?

 

Consider the pros and cons of different areas beyond just price comparison. An office in a hip downtown neighborhood will cost more than a space in an industrial park on the outskirts of the city. But this extra investment may be worth it if it builds your brand identity and attracts the type of clients (and talent!) you want.

 

  1. A Functional Layout

When you find an office space you love, it’s tempting to ignore pesky potential problems. But look at its layout with a critical eye and determine whether it will serve your purposes without too much modification. PLAN a mockup of what the space will look like. Where will each department live? Is there enough room for all of the tasks your staff needs to perform? Are there spaces that will be awkward to FURNISH? Will you need to adapt or remodel any areas to make them more functional?

Do thorough research early in the process to prevent headaches down the line. Have the office inspected for pests, mold, structural problems, or faulty wiring or plumbing. Make sure it’s up to current building codes, and compliant with the Americans with Disabilities Act. Talk to other building tenants about their experiences with the neighborhood and the building management.

You will want to make the space your own to represent your brand. Find out how much liberty you have to renovate and decorate the office. Can you do a full build-out with a contractor? Are there restrictions on paint, flooring or finishes? Will you have to return the space to its original state when you move out?
